Purpose and the Licensee's Role
A legal description identifies one parcel so precisely that a surveyor could find it and no other parcel fits. Street addresses can change or be wrong, so deeds, mortgages and contracts use legal descriptions. Florida uses three methods: (1) metes and bounds, (2) the rectangular (government) survey system, and (3) lot and block (recorded plat). The licensee's job is to copy the description accurately from the prior deed or title documents, not to write a new one; drafting or changing one is a job for a surveyor or attorney.
