The Agency Disclosure Statement (AD Form)

California law requires a specific Agency Disclosure (AD) form for sales (and leases over one year) of 1-4 residential units, mobile homes, and, since 2015, commercial real property. The form explains the three possible agency relationships (seller's agent, buyer's agent, dual agent) and the duties of each. The form is mandatory; a listing or offer cannot be accepted without it.
