Most common for RESIDENTIAL property. Find recent sales of similar properties (comparables/'comps') and adjust for differences. Based on principle of substitution. Steps: identify comparable sales, analyze differences, adjust comparable's price (NEVER adjust the subject), reconcile adjusted values.
