Who Needs a License: For Another, For Compensation

Chapter 475 requires a license for anyone who, for another and for compensation (paid, promised or merely expected), performs real estate services. Licensed acts include: appraise, auction, sell, exchange, buy, rent or lease, advertise or hold out as being in the business, procure buyers, sellers, landlords or tenants, and negotiate or assist in closing a transaction. Both elements matter: an owner selling her own home is not acting for another, and a friend helping for free is not acting for compensation. One act for pay is enough; there is no minimum number of deals.
