Deed Restrictions and CC&Rs

Private land use restrictions are imposed by property owners, not government. The most common are Covenants, Conditions, and Restrictions (CC&Rs), typically recorded against all lots in a subdivision. CC&Rs can be stricter than zoning and typically address: architectural standards, use restrictions, maintenance requirements, landscaping, and parking.
